The whole arc, run by one team. Finding what the lot can actually hold, earning the design, carrying it through the City, building it, and filling it with people. This is the service most of our own projects are built on, so it is not theory.

Feasibility and highest-and-best-use studies
The homework, done properly, before you commit a dollar. What the zoning permits today, what it will permit after the changes already in motion, what the market actually pays here, and whether the numbers survive conservative assumptions. Often the most valuable answer is no.

Construction
Our own team runs the trades and the schedule, day to day. There is no general contractor in the middle to point at when something slips. HCRA licensed, City of Hamilton licensed, and used to the parts of infill that catch people out: tight lots, old services, and neighbours who deserve a heads-up.

Interiors and selections
Interiors and material selection run in-house through Felicia Bartolotta and her design studio. It is why the finishes in a Haddon home are chosen rather than defaulted, and it is available on projects we are not building.

- Current, with the master permit renewed alongside it.
