The principle
We earn the design before we draw it.
Hamilton doesn’t need more housing stamped onto a spreadsheet. It needs homes that belong on the street they sit on. So before we commit a dollar, we do the homework: the market, the zoning, the soil, the neighbours. The work tells us what to build.
Then we build exactly that, and nothing we can’t stand behind. It’s a slower way to start and a much surer way to finish.

Find the lot
Acquisition
We look for tired houses and underused infill on good, established streets, the kind most buyers walk past. We buy them outright, or partner on the upside with the owner.

Do the homework
Feasibility & zoning
A real market study, a zoning read, the soil, the trees, the servicing. We learn a site before we love it. This is where most of the risk comes out of a project, long before a shovel does.

Make it belong
Design & approvals
House-form, street face intact. A principal dwelling and additional homes that read, from the sidewalk, like the house that has always been there. Then through the City’s approvals, done properly.

Line up the capital
Financing & partners
We bring the deal and the local knowledge; partners bring capital. Haddon has skin in every project, so our interests sit on the same side of the table as the people who build with us.

Build it ourselves
Construction
Our own team runs the trades and the schedule, day to day. There is no general contractor to point at when something slips. The standard is ours to hold, and we hold it.

Lease-up & handover
Finish, lease, and stabilise. From an underused lot to occupied homes and an income-producing asset. One more family housed on a street that could take it.

When a project changes hands a dozen times, every handoff is a place for cost, delay, and blame to hide. We took the handoffs out. The team that underwrites the lot is the team that designs it, builds it, and leases it.
That’s how a lean company delivers work that feels institutional, and how a partner always knows exactly who owns the result. There’s only one name on it.
And we don’t hide the messy middle. Most builders only show you the finished render. We show the real build as it happens, drywall dust and all.

- What does Haddon Homes build?
- Missing-middle infill homes in Hamilton: house-form duplexes, triplexes, fourplexes, and houses with additional dwelling units. House-scale homes on established streets, never towers.
- What is “missing middle” housing?
- Homes bigger than a single house and smaller than a tower, from duplexes to houses that quietly hold several families. It is the housing that built Hamilton’s best old streets, and it is surprisingly hard to build today. We build it anyway.
- I have a lot, or a tired house on a good street. Would you buy it?
- Often, yes. We buy infill sites with missing-middle potential, outright or as a partner in the upside. Send us the address and we will take a real look.
- Can I invest or partner with Haddon?
- Most of what we build, we build alongside partners. We bring the deals, the local knowledge, and the full build-out; partners bring capital, into a single project or an ongoing partnership. We have skin in every one. Get in touch and we will talk.
- Do you do consulting or feasibility work?
- Yes. Highest-and-best-use studies, pro formas, zoning reads, and underwriting: the homework that tells you whether a site is worth pursuing before you commit a dollar.
- Are the images on this site real photos?
- Finished projects are shown in real photography. Some images of projects that are not built yet are AI-generated artist’s concepts, and we always label them as such. Final designs are subject to change and municipal approval.
- Where in Hamilton do you build?
- Across the city and its established neighbourhoods, from the lower-city streets to the west mountain, Strathcona, Ancaster, and Flamborough. If it is an infill site that could hold gentle density, we are interested.
