The opportunity
Two quiet Strathcona lots, doing more.
Strathcona is a walkable, established neighbourhood close to downtown and the GO line, the kind of place a young professional wants to live and mostly cannot find a home in. This pair of quiet Strathcona lots had room to help with that.
The plan keeps the street face simple: two detached, house-form homes, side by side, each holding four homes inside. Eight households where there were two, on a street that still looks like the street. The market study came first, and it pointed us straight at this form and these residents.
It is the discovery playbook in one project. We earn the design before we draw it.

The Neighbours is early, and deliberately so. The groundwork that de-risks a build is being done first.

Site secured and the severance registered, splitting the parcel into the two lots the plan is built on.

A market study set the form and the resident: two detached, house-form homes with four homes in each, aimed at Strathcona’s young professionals. Design and approvals follow.

Build the two homes once design and approvals are complete, run by our own team. Final design and homes count remain subject to municipal approval.

Eight homes where there were two, and the block still feels like itself. That is the whole idea. The Neighbours is a pre-development project we are building alongside a partner, and a clean example of how a careful front end makes a confident build.
