The opportunity

One worn house on a good street, with room for two homes in it.

The west mountain is exactly where Hamilton’s missing middle was made for: established, walkable, well-served streets, full of houses built for more life than they currently hold. The Brow was a tired single home on a generous lot, the sort of property most buyers walk past.

We saw a house that could quietly become two. A full principal dwelling plus a second self-contained suite, all under one house-scale roof that still reads as a home from the sidewalk. No tower, no lobby. Just one more family housed on a street that could take it.

The Brow is a complete picture of how Haddon runs a project: the whole lifecycle, owned by one team, from the offer to the first set of keys.

    Acquisition

    Sourced and acquired quietly, underwriting the lot for its second-suite potential before we bought it.

    Design & approvals

    Designed and permitted the conversion to a two-home, house-form duplex, working through the City’s process to keep the street face intact.

    Construction

    Ran the full build, structure to finishes, coordinating every trade ourselves and holding the standard through to a finished, move-in-ready home.

  4. 04  · In progress

    Lease-up

    The first home is leased, with a tenant in and living there now, and we are preparing the second home for market.
